The Nooitgedacht Estate is set on the upper slopes

of the Klein Leeukoppie Mountain.  The site faces north towards “Groot Kop” and “Klein Kop”, the two peaks along the back of Twelve Apostles and east toward the Orange Kloof and Constantia Nek.  Views to the south capture distant views of Chapman’s Peak.  This estate has a unique mountain setting nearby the mountain reserve and the Western Cape fynbos landscape.  The forms, materials and colours, should be designed / positioned in such a way that the buildings contrast with the natural landscape in the same classical way that Cape Dutch Buildings do.  The surrounding site elements are to blend into the natural landscape as much as possible, so that the “semi-rural” Hout Bay “small holding” character is maintained.  As views for all will be important, controls limiting the upper stories and roof design, to permit view over the lower sites and views over the upper sites towards “Klein Leeukoppie”, will also be important.

The architectural style should follow a Cape Vernacular theme and Contemporary Cape.  It is not intended to be revivalist, but should be a modern interpretation of this rural architecture.
